$10.5 million apartment project planned in Sherman Hill neighborhood

A Coralville-based development group is proposing the construction of a four-story, 47-unit apartment building on the northwest corner of 16th and High streets in Des Moines’ Sherman Hill neighborhood.

Hoyt LLC plans to build the apartments on vacant ground it acquired last summer.

Project costs are estimated at $10.5 million and construction is expected to begin in the summer and completed in mid-2024.

The proposed development, which was reviewed Tuesday by Des Moines’ Urban Design Review Board, would include a mix of studio and one- and two-bedroom apartments. Ten percent of the units would be rented to those whose income was 80% or less of the area median income.

It would also include 44 underground parking stalls and include six electric vehicle charging stations.

The review board gave preliminary approval to the design of the building. However, board members asked that the structure include more brick and smaller windows.

Streamline Architects & Architects, located in the Quad Cities, is the project’s architect; Welch Design and Development, located in North Liberty, is providing engineering services; and Nelson Construction and Development, located in Des Moines, is the project’s general contractor.

Hoyt LLC also plans on constructing a 15-unit apartment building at 1619 High St., just west of the four-story project, city staff said this week.
