NOTABLE TRANSACTIONS: Minnesota auto parts group buys 3 acres in Des Moines

Elmar Commercial Properties LLC, located in in Eagan, Minn., paid Andrew and Ruth Holt $695,000 for property at 1644 Mattern Ave. in east Des Moines, Polk County real estate records show. The property includes 3 acres of vacant ground that is zoned light industrial. A one-story, 44,224-square-foot warehouse is planned on the site, according to information submitted to the city of Des Moines. Elmar Commercial Properties LLC is managed by Factory Motor Parts Co., an after-market automotive parts distribution company headquartered in Eagan. The transaction was recorded Jan. 25.

 Sanav Bondurant Holdings LLC, located in West Des Moines, paid Crawford Creek LLC $2.25 million for 115 acres located east of Bondurant and north of Northeast 78th Avenue, records show. The heavily treed northern portion of property abuts the Chichaqua Valley Trail. The southern portion of the property is farm land. The transaction was recorded Jan. 26.

IH Mississippi Valley Credit Union, based in Moline, Ill., paid Merle Hay Anchors LLC $925,000 for about 0.8 of an acre at 3990 Merle Hay Road, records show. The property is part of more than 12 acres that Merle Hay Mall owners in December received approval from the Des Moines City Council to subdivide into three lots. The lot purchased by the credit union is north of Applebee’s Grill and Bar. The credit union has 132,000 members and 12 locations in eastern Iowa and western Illinois, according to its website. The transaction was recorded Jan. 26.

Gabriel Wilson paid Giovanti Homes LLC $1.1 million for property at 10100 Bella Strada Lane in Johnston, records show. The property includes a 4,102-square-foot house built in 2021. The transaction was recorded Jan. 27.

EHV Group One LLC, located in Des Moines, paid Anchor Bolt LLC $776,500 for seven single-family Des Moines properties, records show. The properties area at:

Hubbell Realty buys 36 acres in Waukee for residential developments

West Des Moines-based Hubbell Realty Co., doing business as HRC NW Waukee LLC, paid Waukee Crossing LLC $3.6 million for 36 acres in northwest Waukee, Dallas County real estate records show. The properties were part of an 88-acre parcel that was subdivided in August 2021. (See map.) The property is generally located north of Hickman Road and east of Northwest 10th Street. Parcels purchase by Hubbell Realty include Outlot X (see map), 14 acres zoned for multifamily development and Outlot W, 22 acres zoned for one- and two-family residences, according to city document. The transaction was recorded Jan. 25.

Waukee Commons LLC, located in West Des Moines, paid Kathleen Felt, Patricia Felt-Gunderson, Kar Felt-Hutchison and Ronald Felt $2.99 million for 70 acres of farmland located south of University Avenue between U and T avenues in Waukee, records show. The transaction was recorded Jan. 25.

JR Boesen Development LLC, located in Waukee, paid KDC Investments LC $1.75 million for property at 350 S.E. University Ave. in Waukee, records show. The property includes a 3,338-square-foot convenience store constructed in 2005 and fuel pumps. The property is valued at $1.46 million. The transaction was recorded Jan. 25.

Essential Net Lease Portfolio DST, managed by Illinois-based Inland Real Estate Group of Companies Inc., paid Hy-Vee Inc. $6.56 million for property at 2855 Grand Prairie Parkway in Waukee, records show.
