NOTABLE TRANSACTIONS: Urbandale neighborhood shopping center sold for $16.2 million

An investment group has purchased a neighborhood shopping center in Urbandale, paying $16.2 million for the property, Polk County real estate records show.

The shopping center at 3701 86th St. was built on nearly 13 acres in 1994, records show. The center includes a one-story, 124,759-square-foot retail building with brick veneer and a one-story, 75,818-square-foot building.

The property was purchased by several entities including TL Urban Town Center LLC, managed by Brad Lowe of Spire Property Management in Des Moines; MRP1031 LLC and GRP1031 LLC, both managed by Marcus Pitts, a local commercial real estate broker; and KAJ2 LLC, managed by Jack Pennington, a local attorney, records show. Other investment entities include Anderson Investing LLC, G5 Ventures LLC, LKB Ventures LLC and JJR Holdings LLC.

The seller of the property was Urban Town Center LLC, managed by David Hansen, president of Signature Commercial Real Estate. Urban Town Center LLC acquired the property in 2015.

The property is valued at $10.8 million.

YBRDM22 CRE Partners LLC, located in Waterloo, paid Our Legacy Properties LLC $3.6 million for property at 756 Ninth St. in Des Moines, records show. The property includes a two-story, 37,574-square-foot building constructed in 1961. Lil Scholars Preschool and Childcare is located in the building. The property is valued at $1.1 million. YBRDM22 CRE Partners LLC, located in Waterloo, paid Armstrong Holdings LLC $882,000 for property at 1901 N. James St. in Grimes, records show. The property includes a 6,695-square-foot building in which a child care center is located. The property is valued at $779,000. The transaction was recorded June 14.

Three investment groups paid Tuscany Village Center LC $2.35 million for property at 3881 121st St. in Urbandale, records show. The property includes a 22,463-square-foot neighborhood shopping center built in 2007. The buyers of the property include PCWDM II LLC, LKB Ventures LLC and JJR Holdings LLC. The property is valued at $2.7 million. The transaction was recorded June 14.

William Kimberley Development Corp., located in Ankeny, paid ABLN LLC $880,000 for 11 residential building lots in Northwood Plat 1 in Johnston, records show. The lots are generally north of Northwest 70th Avenue and east of Peckham Street. The transaction was recorded June 14.

Hoyt LLC, based in Coralville, paid Wade Investments LLC $750,000 for property at 610 16th St. in Des Moines as well as an adjoining vacant lot, records show. The property at 610 16th St. includes a surface parking lot. The adjacent parcel is vacant. The transaction was recorded June 15.

Clayton Properties Group, doing business as Summit Homes, paid Eagle Vista LLC $1.27 million for 16 residential building lots in Adel, records show. The lots are part of the Eagle Vista development, located south of Iowa Highway 6 and east of Prospect Avenue. The transaction was recorded June 23.

Queck Capital Management LLC, located in Des Moines, paid Chayse Holdings LLC $2.6 million for 25 residential building lots in Cedar Ridge Plat 3 in West Des Moines, records show. The lots are located west of South 91st Street and south of Rockwood Lane. The transaction was recorded June 14.

Prairie Village Commons LLC, located in Sioux Falls, S.D., paid Prairie Village of Iowa LLC, also located in Sioux Falls, $1.4 million for property at 970 10th St. in Waukee, records show. The nearly 11-acre parcel is undeveloped. The Waukee Planning and Zoning Commission in May approved the site plan and final plat for a project on the property that will include 26 townhome buildings with a total of 127 townhouse units. Office space is also planned on the site. Four to six units are planned in each building, according to city documents. The units will range in size from 1,113 square feet to 1,332 square feet. The project will have 536 parking spaces that include spaces in two-car attached garages per unit. The transaction was recorded June 23.

Waukee Partnership, located in West Des Moines, paid Hope K Farms LLC $5.7 million for 76 acres in Waukee, records show. The undeveloped land is east of T Avenue between Hickman Road and University Avenue. The transaction was recorded June 24.
