Facelift for Fleur property takes shape

A soon-to-open Starbucks Corp. coffeeshop is the first of many changes Michael Coppola is planning for a piece of property on Fleur Drive.

Coppola, president of Coppola Enterprises, wants to redevelop the retail and commercial area at 4707 Fleur Drive, which includes the Fleur Cinema and Café his company owns.

“The project is needed because Fleur is a very important corridor that serves a very diverse demographic,” Coppola said. “This is the gateway to the city that everyone sees when they travel to and from the airport.”

The conceptual plan for the project, called Fleur Market Place, has been approved by Des Moines city officials. Coppola is now working on getting site plan approval and building permit approval for one of the largest pieces of the project, a Hy-Vee Inc. supermarket that will be nearly double the size of the current one on the site.

Hy-Vee plans to replace its replace its existing store by retrofitting a vacant building that was once occupied by a Target Corp. store, according to Chris Friesleben, a Hy-Vee spokeswoman. The new store is expected to contain about 80,000 square feet, compared with the current store’s 53,000 square feet. Hy-Vee will also add a gasoline and convenience store in its parking lot.

“The store has certainly outgrown its space,” Friesleben said. “In order to really give our customers the most up-to-date shopping experience, we needed to expand.”

Friesleben said construction is slated to begin on the Hy-Vee in the first quarter of 2007. She said a supermarket that size could take a year to complete. The current building plans call for some new architectural features, expanded departments and some departments the existing store does not have.

“We are excited because we will be unveiling some new features in the store,” she said.

In addition to the current Hy-Vee store, the old Target building and the Fleur Cinema and Café, the property Coppola plans to redevelop also includes a bank, a couple of restaurants, a bar and several offices. His plans call for call for building an extended-stay hotel, new retail and office buildings, exterior improvements to existing buildings, new landscaping, and pedestrian walkways.

Coppola said a couple of hotel companies have expressed interest in building at Fleur Market Place. He expects a national restaurant chain will locate on the property in the next year, and he thinks a national bookstore could “take a look at this corridor for a location.”

“With Hy-Vee, several restaurants in proximity to the property, and the excellent access to downtown and the entire city, we believe [Fleur Market Place] will be a very attractive and successful [area for] visitors to the city as well as nearby residents,” he said.
