Blackacre buys more ground in area where stadium is proposed

Blackacre Development LLC has bought another parcel in an area south of downtown Des Moines where an outdoor sports and entertainment venue is proposed to be built, Polk County real estate records show.

Blackacre Development, a subsidiary of Krause Group, paid $1.8 million to David and Susan Moffitt on Jan. 7 for 3 acres at 1350 Tuttle St., records show. Moffitt-Lumberman’s Wholesale had been located at the site, which includes six buildings. The property was valued at $1.2 million in 2019, records show.

Krause Group has proposed building a 6,000- to 8,000-seat multiuse sports stadium that would be home to a United Soccer League Championships franchise team.

Blackacre Development has made two other land purchases in the area:

• In December, the group paid $7.98 million for nearly 9 acres at 310 S.W. 14th St.
• In August, it bought 3.4 acres at at 315 S.W. 14th St. for $2.45 million.

The most recent purchase brings the total to $12.2 million for the amount of money the development group has paid for land for the proposed $95 million outdoor sports and entertainment venue.

The project is proposed along Southwest 14th Street south of Martin Luther King Jr. Parkway. In addition to the stadium, the project is proposed to include a 500-vehicle parking ramp, restaurants and a five-story, 150,000-square-foot mixed-use retail and office building, according to plans presented to Des Moines officials.

Backers of the effort to bring professional soccer to the Des Moines area have until April 1 to show there is support, financially and otherwise, for a team and soccer stadium.

WDM Artisan LLC of Des Moines has bought two West Des Moines apartment complexes, Polk County real estate transactions show. On Dec. 17, WDM Artisan LLC of Des Moines paid Jordan Creek Residential Coop $14.3 million for an apartment complex at 2168 Grand Ave., West Des Moines. The complex, located on 9.2 acres, was developed in 1985 and includes 222 units. The complex has seven apartment buildings and was valued at $10.69 million in 2019. WDM Artisan LLC paid Westwood Residential Coop $7.95 million on Dec. 17 for a complex at 238 52nd St., West Des Moines. The complex, built in 1985 on 6.7 acres, includes 132 units in four buildings. The Westwood apartment complex was valued at $6.5 million in 2019.

A group of investors paid Pigskin Farms LLC $3.4 million on Dec. 26 for property at 5830 S.E. 14th St. that includes a Kum & Go convenience store and gas pumps, records show. The store, which sits on 2 acres, was built in 2011. Investors in the property include Dingel Properties LLC, Millang Properties LLC, Murphy Property Investors LLC, RRC Investment Holdings LLC and SKM Properties LLC. The property was valued at $1.5 million in 2019.

3Sons Enterprises LLC of Des Moines paid Corinthian Midwest Ventures LLC $2.25 million on Jan. 6 for property at 4400 Merle Hay Road, records show. Merle Hay Funeral Home is located at the site. The facility was built in 1973, records show. The property was valued at $1.35 million in 2019.

IPE1031 Rev337 LLC of West Des Moines paid 5250 LLC $1.8 million on Jan. 9 for property at 5250 N.E. 17th St., Des Moines, records show. The 48,000-square-foot building sits on 2.5 acres in an area zoned for heavy industrial. The property was valued at $1.35 million in 2019. Home Plastics Inc. is located in the building, records show.

 
 
 
 

Lewis and Nancy Schaal of Belmond paid the Lonny D. LeMaster Revocable Trust $1.4 million for 175 acres of farm ground in rural Dallas County on Jan. 3, real estate transaction records show. The ground, valued at $243,620 in 2019, is located south of Zook Spur Road and west of Iowa Highway 17 in the northern part of the county.

The Five Holdings Inc. of Waukee paid Kettlestone Heights LLC $2.76 million on Dec. 17 for 14 residential lots south of Southeast Weston Parkway along Southeast Parkview Crossing Drive, records show.
