Event center with gymnasium planned for Waukee

A multipurpose building planned for northwest Waukee will include workout, office and meeting space, documents provided to the City Council show.

 
 
 
 

The two-story, 20,400-square-foot building would be constructed on 3.6 acres at 175 N.W. 10th St., about two blocks north of Hickman Road. The building would include a gymnasium, a fitness studio, office space and meeting rooms, according to a site plan approved by the council on Tuesday.


Material used on the building’s exterior would include siding and stone. 
Construction would begin this fall with completion slated by summer 2021, construction documents show.

LMO Investments LLC, based in Des Moines, owns the land; the site plan applicant is WCBM LLC, based in Johnston.

Also Tuesday, the council approved the final reading of an ordinance changing the zoning of 2.8 acres near Southeast Esker Ridge Drive and Southeast Parkview Drive. The zoning change allows the development of a proposed mixed-use building to move forward. The parcel had been zoned for office.

The proposed mixed-use building, which is expected to be developed by Waukee Prairie Apartments LLC, would include retail and commercial on the first floor and apartment units on the second through fourth floors. A majority of the apartments would be less than 500 square feet, according to city documents. Waukee Prairie Apartments is managed by Ben Eastep of Scott County, Iowa.

The mixed-use development is part of a proposed entertainment district called the Quarter. In August, the council approved an amendment to a development agreement with the major players in the Quarter.
