Hubbell moves forward on GreenWay Crossing

Hubbell Realty Co. expects to go before West Des Moines’ Plan and Zoning Commission on May 28 to present plans for a 4.6-acre site that will house a retail center and spec office building. The commercial development is the first phase of Hubbell’s 45-acre GreenWay Crossing, located west of Des Moines Golf and Country Club along 88th Street and University Avenue.

Both buildings will be about 8,000 square feet. Most of the retail center will be leased to X-Press, a 24-hour gym run by 7 Flags Health and Fitness with a focus on interactive games. Another tenant, which Dan Dutcher, Hubbell’s vice president of land development, declined to name, has signed an agreement to occupy the remaining retail space.

Hubbell will look for tenants to lease or a company to buy the office building. It also is considering the possibility of getting a Leadership in Energy and Environmental Design rating from the U.S. Green Building Council for that building.

Grading work is expected to begin in early July, with the retail center completed in the fall and the office building by end of the year.

The entire plan calls for about two-thirds commercial development, with retail along University and office space behind it. One-third will be housing, including brownstones and unattached villas developed by Hubbell Homes. The one-story office buildings will have sloped roofs that are designed to blend with the residential neighborhoods surrounding the development.

“We’ve come up with an overall plan that would create some lakes behind each of the office buildings and give people the ability to either own their own office building or lease a space,” Dutcher said. “It’s a fairly good location with access to University probably at a much lower rental rate than what they could get, let’s say, along Jordan Creek Parkway.”
