New office building is near lake, walking trails
Construction is expected to be completed by June on a 22,000-square-foot office building in the West Lake Business Park on Lake Drive in West Des Moines.
Heath Bullock, vice president and broker associate for CB Richard Ellis/Hubbell Commercial, said the two-story building is owned by the Municipal Fire and Police Retirement System of Iowa, which will be occupying most of the space on the second floor. Despite this, there will still be a large portion of the building available to other companies.
“There will still be more than 10,500 square feet available,” Bullock said.
The first floor, which encompasses nearly 9,000 square feet, has space for up to two companies, he said, and leases for $21.50 per square foot, excluding utilities. Several companies have already expressed interest in leasing space in the new building once construction is complete.
“The building is in such a great location that it really sells itself,” he said.
Bullock points to the site’s proximity to the interstate, trails, a lake and restaurant and shopping options as some of the major selling points for companies looking for office space.
“It is a high-visibility location,” Bullock said. “It sits in a great part of town, has plenty of parking and is close to Jordan Creek Parkway, so that puts companies close to a busy and growing area. It’s also very close to a lake and walking trails.”
Once construction is complete in June, companies will be able to move into the facility immediately.
Deerwood Office Park
The third building to be constructed in the Deerwood Office Park on 118th Street in Clive will be completed by the end of April.
Jim Hansen, vice president of Russell Construction Co., said the third building will be identical in size and scope to the previous two. It will have 30,000 square feet of office space on two floors.
“It’s the exact same footprint as the first two,” he said. “And the fourth building will be built the same way.”
Once building three is at 100 percent occupancy, construction will begin on building four to the north, which will be the last new construction on the site.
Triton Homes will occupy a large portion of the first floor once construction is complete, leaving room for up to three or four more tenants.
Hansen said his company’s local office is located in the second building.
