New York group pays $21 million for warehouse property in Ankeny

A New York property investment and management firm has purchased a recently completed warehouse in Ankeny, paying $21 million for the property, Polk County real estate records show.

Chapman Investors I LLC and Chapman Investors II LLC, both managed by Provident Management Corp., purchased the property at 5950 Delaware Ave. from Ryan Cos. US Inc. Construction of the 200,220-square-foot one-story warehouse was recently completed.

Provident Management primarily does business in New York and the Midwest, according to the company’s website.

The Ankeny property is valued at $21.2 million. The transaction was recorded Aug. 17.

In other transactions:

New City Church, based in Ankeny, paid Keystone Church of Ankeny $2.87 million for property at 849 S. Ankeny Blvd., records show. The property includes a one-story, 20,563-square-foot building constructed in 1994. The property, which is tax exempt, is valued at $2.5 million. The transaction was recorded Aug. 14.

Kristi Thoman paid Collier LLC just over $1 million for condominium property at 1645 S.W. Magazine Road in Ankeny, records show. The transaction was recorded Aug. 15.

TBSS Real Estate LLC, located in Johnston, paid Dizdarway LLC $2.5 million for property at 5554 and 5582 N.E. 14th St. in Des Moines, records show. The 1.3-acre parcel at 5554 N.E. 14th St. includes a 9,040-square-foot warehouse built in 1972. The property is valued at $914,000. The 8-acre parcel at 5582 N.E. 14th St. is undeveloped and valued at $508,100. The transaction was recorded Aug. 16.

Adam and Erin Miller paid Eugene and Dalena Elliott $1.3 million for property at 1153 Burr Oaks Drive in West Des Moines, records show. The property includes a 2,480-square-foot house built in 2000. The transaction was recorded Aug. 17.  

Shannon and Cindi Bryan paid Lorraine Beard $1.55 million for property at 11987 N.W. 102nd Ave. in Granger, records show. The 12-acre parcel includes a one-story, 2,048-square-foot house built in 2017. The transaction was recorded Aug. 17.

The Polk County Conservation Board paid the Norma Harding Estate $1.3 million for farm ground located west of Northwest 86th Street and north of Little Beaver Creek in Jefferson Township, records show. The parcel includes 62 acres. The transaction was recorded Aug. 18.

Dallas County

1500 SE University LLC, located in Cedar Grove, N.J., paid Star98 LLC $2.98 million for property at 1500 S.E. University Ave. in Waukee, Dallas County real estate records show. The 1.2-acre parcel includes a recently constructed Starbucks coffee shop with a drive-thru. The transaction was recorded Aug. 18.
