More than 1,400 acres of Dallas County farm ground changed hands in the last two weeks of December, including the sale of nearly 900 acres southwest of Perry, Dallas County real estate records show.

The seven transactions totaled over $25.6 million.

Specifically:

• Adel-based Midwest Oilseeds Inc. paid Dubridge Family Farms LLC $13.93 million for nearly 900 acres of farm ground southwest of Perry, records show. The ground, located south of 170th Street and west of H Avenue, sold for $15,695 an acre. The transaction was recorded Dec. 21.

• Skye View Estates LLC, located in Waukee, paid Hope K Farms LLC $2.64 million for nearly 63 acres of farm ground northeast of the intersection of Sugar Grove Avenue/240th Street and R Avenue, records show. The property is northeast of Dallas Center. The transaction was recorded Dec. 20.

• CNC Ventures LLC, based in Iowa Falls, paid Grandma and Grandpa’s Farms LLC $2.1 million for more than 130 acres of farm ground located east of Redfield. The land is north of 315th Street between Houston and I avenues. The transaction was recorded Dec. 30.

• The Michael Smith Living Trust, located in New Hampshire, paid Penoach Farms LLC $2.04 million for 155 acres of farm ground located northeast of Redfield, records show. The property, which was sold for $13,140 an acre, is roughly south of Iowa Highway 44 and west of K Avenue. The transaction was recorded Dec. 22.

• Leonard and Sons LLC, based in Madrid, Iowa, paid Iowa Natural Heritage Foundation $1.8 million for 150 acres of farm land, records show. The land is located north of 130th Street and east of Bouton. The transaction was recorded Dec. 29.

• DG Redfield IA LLC,based in Miami, Fla., paid DGORedfieldia06032020 LLC $1.6 million for property at 31356 Old Hwy. 6 in Redfield, Dallas County real estate records show. The property includes 2 acres of farm land. Real estate records indicated the sale was between a tenant and landlord and includes a lease-back transaction. The transaction was recorded Dec. 20.

• Marco Properties LLC, located in Des Moines, paid SJT Properties Inc. $1.57 million for 24 acres of farm ground south of the Raccoon River and east of Old Portland Road in Adel, records show. The transaction was recorded Dec. 21.

In other Dallas County transactions:

Waukee Towne Center LLC, managed by Burlington-based Pierson Cos., paid the Robert Etzel Living Trust $12.5 million for nearly 48 acres in a rapidly developing area of Waukee, records show. The parcel is west of Southeast Alice’s Road and south of Southeast Laurel Street. The transaction was recorded Dec. 21.

The Loko Revocable Trust paid Arbor Home Builders LLC $1.18 million for property at 995 Roman Road in Waukee, records show. The property includes a 2,919-square-foot house built in 2021. The transaction was recorded Dec. 21.

Jerry’s Homes Inc., based in West Des Moines, paid Ashley Acres LLC $1.73 million for 19 residential lots along Northwest Valleyview Drive and Northwest Hidden Knoll Court in Waukee, records show. The lots are located in northwest Waukee. The transaction was recorded Dec. 27.

Silver D Meadow Ct LLC and CMT LLC, based in Clive, paid Summas LC $7.9 million for property at 40, 50, 54, and 60 E. Hickman Road in Waukee, records show. The property includes a medical office building constructed in 2010. The transaction was recorded Dec. 29.

The real estate transactions from Polk and Dallas counties include information about transactions of $1 million or more including the sale of single-family houses as well as other transactions of interest.
