A California investment company paid East University Drugstore LC $6 million for property at 2930 E. University Ave., Polk County real estate records show. The property, which includes a building in which Walgreen’s is located, was bought by Exchangeright Net Leased Portfolio 35 Dst, managed by JRW Investments based in Pasadena, Calif. The property, which includes 2.2 acres, was valued in 2020 at $2.1 million, records show. The property owner had requested that the property’s value be lowered, a request the Polk County Board of Review denied. The 15,048-square-foot brick building was constructed in 2000. The transaction was recorded on June 23.
Rural Electric Supply Cooperative, based in Middleton, Wis., paid Peak Development Corp. $537,000 for nearly 5 acres of commercial property at 1308 N.W. Laurel St. in Elkhart, records show. The undeveloped land, platted in 2017, is valued at $9,000. The transaction was recorded on June 22.
Council Bluffs-based QRS Investments LLC paid Champion Holdings LLC in Johnston $6 million for 24.5 acres at 6510 N.E. 22nd St. in Ankeny, records show. The property includes a single-family brick house constructed in 1940, a pole barn and 23.5 acres of farmland. The property was valued at $87,420 in 2019. The Polk County Board of Review approved a request to lower the property’s value, originally put at $149,220, because of the poor condition of the buildings, records show. The transaction was recorded on June 24.
116 High Street SW LLC of Des Moines paid Aterra LC of West Des Moines $750,000 for property at 116 High St. S.W. in Mitchellville, records show. The five buildings on the property were constructed in 1978. Twenty-one apartment units are located in the buildings. The transaction was recorded on June 25.
Quail Run II LLC of Urbandale paid Stanley and Mary Webb of Mitchellville $1.45 million for 23 acres of undeveloped ground east of Franklin Street Southwest and north of Northeast 70th Avenue in Bondurant, records show. The transaction was recorded on June 26.
Ryan Cos. paid Chapman Bros Farm LC $3.8 million for undeveloped ground at 5800 S.E. Delaware Ave., records show. Ryan Cos., based in Minneapolis, plan to build a 350,000-square-foot warehouse on the 35-acre tract. In June, the Ankeny City Council approved a development agreementagreement that would provide up to $1.17 million in property tax rebates to Ryan over five years. The agreement requires that construction of the warehouse begin no later than March 15, 2021, and for at least 70 new jobs to be created by the building’s tenants, who are expected to be new to Ankeny. The project is valued at $20 million. The transaction was recorded on June 26.
Beaverbrook Builders LLC, located in Des Moines, paid Indi Run LLC $924,000 for 12 residential lots along Northwest Sunrise Drive in Waukee, Dallas County real estate records show. The lots are north of Waukee Family YMCA and west of Warrior Lane. Indi Run is managed by Eric Grubb, records show. The transaction was recorded on June 24.
