A Phoenix, Ariz.-based entity has purchased properties in Ankeny and West Des Moines, both of which include recently-completed climate-controlled self-storage facilities, real estate records show.

Amerco Real Estate Company paid Omaha, Neb.-based HFB II LLC $10.7 million for the property located at 6220 Village View Drive in West Des Moines, Dallas County records show. The entity also paid HFB LLC $11.45 million for property at 1204 S.E. 16th Court in Ankeny, Polk County real estate records shows.

The 3-acre parcel in West Des Moines includes a three-story, 90,215-square-foot self-storage facility whose construction was completed in 2020. The structure’s first story is 15-feet high. The remaining stories are 10-feet high, records show. The building includes a sprinkler system for fire suppression and two freight elevators. The building’s first floor includes a customer service office and a restroom.

The property is valued at $6.7 million. The transaction was recorded Nov. 10.

The nearly 4-acre parcel in Ankeny includes a four-story, 149,074-square-foot facility whose construction was completed in early 2022, records show. The facility is climate controlled and designed similarly to the West Des Moines storage structure.

The Ankeny property also includes three one-story metal storage facilities with overhead doors.

The property is valued at $5.26 million. The transaction was recorded Nov. 7.

Casey’s Marketing Co., managed by Casey’s General Stores Inc., paid 600 E 14th Street LLC $420,000 for property at 600 E. 14th St. in Des Moines, records show. The one-acre parcel is vacant. The transaction was recorded Nov. 7.

105 LLC, located in Byron Center, Mich., paid Iowa Ent Center PLLC $2.25 million for property at 105 and 125 Valley West Drive in West Des Moines, records show. The nearly 1-acre parcel at 105 Valley West Drive includes an 8546-square-foot, one-story medical office building constructed in 1994. The property is valued at $1.26 million. The property at 125 Valley West Drive includes a one-story, 9,630-square-foot medical office building constructed in 2008. The property is valued at $1.5 million. The transaction was recorded Nov. 9.

South View Apartments LLC, located in Des Moines, paid Pedal Cast Southview LLC $1.3 million for property at 4221 S.E. 13th St. in Des Moines, records show. The property includes a three-story apartment building with 24 units. The building was constructed in 1971. The property is valued at $1.1 million. The transaction was recorded Nov. 9.

Droogh Dairy LP., based in Lemoore, Calif., paid CWP West Corp., $5 million for property at 109 S. Ankeny Blvd. in Ankeny, records show. The property includes a car wash, occupied by Mister Car Wash. The one-story, 5,240-square-foot structure was built in 2020. The property is valued at $1.44 million. In a related transaction, the Droogh Family Revocable Trust paid CWP West Corp. $5 million for property at 1901 S.E. 11th St. in Grimes. The property also includes a Mister Car Wash. The 5,385-square-foot structure was built in 2021. The property is valued at $1.5 million. Both transactions were recorded Nov. 10.
