NOTABLE TRANSACTIONS: Burlington group pays $6.45 million for land in West Des Moines

A Burlington, Iowa, development group has purchased nearly 150 acres of undeveloped ground in West Des Moines being eyed for a mix of uses including residential and commercial, Dallas County real estate records show.

Jordan Ridge LLC, managed by Michael Pierson of Burlington, paid Robert Etzel and Clara Etzel $6.45 million for the land, located west of South Jordan Creek Parkway and south of where an extension of Stagecoach Drive is planned.

Des Moines University’s new campus is under construction south of the land in the transaction, which was recorded Sept. 8.

Carl Stukenholtz 
of Perry paid Mary Ann Lawler Combs, Michael Combs, Elizabeth Sechrest and Randy Renander $1.85 million for 163 acres located south of Iowa Highway 141 between Dawson and Jamaica. The property is zoned agriculture. The transaction was recorded Sept. 7.

Iowa Natural Heritage Foundation paid Big Run Farms LLC $1.32 million for 35.5 acres at 25373 130th St., east of Bouton, records show. The property is zoned agriculture. The transaction was recorded Sept. 8.

NJREC Inc., based in West Des Moines, paid Stephen Lombardi and Barbara Lombardi $850,000 for 11.5 acres of undeveloped ground, located west of 98th Street and about a quarrter mile north of Ashworth Road in Waukee, records show. The transaction was recorded Sept. 7.

JD LLC paid the Ronald Eike Revocable Trust $1.6 million for 138 acres of farm ground located east of Beaumont Avenue and about one-half mile south of 270th Street, records show. The land is east of Linden. The transaction was recorded Sept. 9.

Joseph Smith
 paid Thomas DeWaay and Anna DeWaay $1 million for property at 16723 Aurora Court in Clive, records show. The property includes a single-family house built in 2007. The transaction was recorded Sept. 10.

Mel Ray MHP LLC, located in Atlanta, Ga., paid Brenton Communities Fund VI Mel Ray LLC $6.8 million for property at 2301 S.W. Oralabor Road in Ankeny, Polk County real estate records show. The property includes a mobile home park located on 16 acres. The park, with 137 mobile home pads, was developed in 1960. The property is valued $3.3 million. The transaction was recorded Sept. 9.

Michael Wegner and Sandra Wegner paid the Shelly Heuton Living Trust $1.1 million for property at 10508 Hidden Valley Drive in Johnston, records show. The property includes a 4,080-square-foot house constructed in 2019. The transaction was recorded Sept. 10.

QuikTrip Corp., located in Mission, Kan., paid ABR Properties LLC $6 million for property at 2428 Hubbell Ave., 2426 Hubbell Ave, and 2401 Easton Blvd. in Des Moines, records show. The property, developed in 2015, includes a convenience store and fuel pumps. The transaction was recorded Sept. 10.

Susan Fitzsimmons and Jacob Christensen paid the Mary Bright Urban Trust $1 million for property at 5320 Grand Ave. and 5316 Grand Ave., records show. The property at 5320 Grand Ave. includes a 4,406-square-foot house constructed in 1922. The property at 5316 Grand Ave. includes a 1,438-square-foot house built in 1928. The transaction was recorded Sept. 10.

Crosswinds Business Park LLC, managed by Hubbell Realty Co., paid Beasley Farms Inc. $1.85 million for nearly 27 acres north of Southeast Corporate Woods Drive and west of Southeast Four Mile Drive in Ankeny, records show. The transaction was recorded Sept. 13.

James Bates and Arlene Bates paid John Hall $1 million for 110 acres located north of Northeast 126th Avenue and east of Northeast 104th Street in Washington Township, records show. The transaction was recorded Sept.13.

CM6-Ground LLC, 
located in New York, paid U.S. Bank National Association, $2.4 million for property at 1520 N.W. 114th St. in Clive, records show. A 108-room Courtyard by Marriott hotel, constructed in 1990, is located on the property, which is valued at $3.8 million. The transaction was recorded Sept. 14.

TKG III Ankeny LLC, located in Columbia, Mo., paid JM Commercial Holdings LLC and JM Equity Holdings LLC $5.74 million for property at 2750 N.W. 36th St. in Ankeny records show. The property includes a two-story, climate-controlled storage facility (pictured at right) with nearly 70,000 square feet of space. The structure was built in 2018. The property is valued at $5.97 million. The transaction was recorded Sept. 17.


Maples Apartments LLC, located in Ankeny, paid JBN LLC $1.5 million for property at 1011 S.E. Third St. in Ankeny, records show. The property includes 18 condominium units, each valued at $64,600. The transaction was recorded Sept. 16.

Greens at Woodland Hills I LLC, managed by Hubbell Realty Co., paid Perficut Partners LLC $752,500 for 22 acres located roughly 1,000 feet west of the intersection of Northeast 14th Street and Northeast 66th Avenue in Polk County, records show. Information on Polk County’s website shows that 50 single-family lots and 28 townhomes are proposed on the land. The transaction was recorded Sept. 16.

Bryan Herbold paid the Mary Lynn Baumler Revocable Trust $1.6 million for property at 809 N.E. Bridge Creek Court in Grimes, records show. The property includes a 4,904-square-foot, two-story house with an outdoor swimming pool. The transaction was recorded Sept. 16.
