NOTABLE TRANSACTIONS: Commercial property in Dallas County sells for $31.1 million

The nearly 60-acre parcel at 1000 Armstrong Drive in De Soto was sold for $31.1 million, records show. Realty Income Properties 31 LLC bought the property.
The property includes a one-story, 9,000-square-foot metal warehouse that was constructed in 2017. Two smaller structures, described as lean-tos, are also on the property, which is valued at $1.74 million.
The transaction was recorded Feb. 3.

CWP West LLC, located in Tucson, Ariz., paid Alices LC $1.1 million for property at 555 E. Hickman Road in Waukee, records show. The 1.28-acre parcel is undeveloped. The transaction was recorded Jan. 19.
Ashley and Ryan Penning paid Kruse Construction LLC $1.01 million for property at 5007 150th St. in Urbandale, records show. The property includes a 3,356-square-foot house whose construction was recently completed. The transaction was recorded Jan. 19.
Maria and Kyle Exline paid KRM Development LLC $1.19 million for property at 4057 N.W. 175th St. in Clive, records show. The property includes a 2,310-square-foot house, whose construction was recently completed. The transaction was recorded Jan. 19.
Broderick Properties LLC, located in Waukee, paid the Mark and Joan Barrett Revocable Trust $1.2 million for 39 acres of farmland northeast of Dallas Center, records show. The land is south of 230th Street and east of County Section Road. The transaction was recorded Jan. 23.
WDM Ground LLC, located in West Des Moines, paid Jamal and Tamara Khatib just over $2 million for nearly 50 acres of undeveloped ground in West Des Moines, records show. The property is generally located south of Mills Civic Parkway and east of Grand Prairie Parkway. The transaction was recorded Jan. 26.
The Haigh-Meagher Trust, located in San Francisco, paid AGA Pasadena Group LLC $3.7 million for property at 6378 Mills Civic Parkway in West Des Moines, records show. The 1.25-acre parcel includes a 7,173-square-foot building occupied by a Texas Roadhouse restaurant. The building was constructed in 2020. The property in 2022 was valued at $2.78 million. The transaction was recorded Feb. 2.
Polk County
Skol Holdings LLC, located in Johnston, paid Bondurant Business Park LLC $1.09 million for property at 2506, 2465 and 2515 Robinson Ave. N.E. in Bondurant, Polk County real estate records show. The transaction includes over 5.1 acres of undeveloped land, all located east of U.S. Highway 65. The transaction was recorded Jan. 25.
I2 Tech LLC, located in West Des Moines, paid Walnut Creek Community Church $2 million for 19 acres located on the northeast corner of Grand Avenue and Fuller Road in West Des Moines, records show. The West Des Moines City Council in late 2022 approved a resolution that created the 19-acre parcel from a larger tract. The transaction was recorded Jan. 27.
Des Moines Hospitality LLC, located in Urbandale, paid Michael Whalen, Mary Kim Whalen and Horizon Ventures One LC $914,760 for undeveloped property at 6900 Fleur Drive in Des Moines, records show.
