NOTABLE TRANSACTIONS: Credit union buys ground in Waukee

Dupaco Community Credit Union paid Hurd Waukee 2 LLC $1.3 million for property at 1090 E. Hickman Road in Waukee, Dallas County real estate records show. The property includes 1.76 acres of vacant commercial ground valued at $180,500. In November, the Dubuque-based credit union announced its plans to build the full-service learning lab branch in Waukee. The facility is expected to open in 2022. The transaction was recorded Dec. 7.

Forestar USA Real Estate Group Inc. based in Austin, Texas, paid Phillips Hamilton Inc. $1.78 million for 38 acres of agriculture land in Waukee, records show. The property is west and north Waukee’s Parks and Recreation Department’s offices at 805 University Ave. The transaction was recorded Dec. 8.

A Houston-based company paid Hubbell Realty Co. $2.75 million for a neighborhood shopping center at 4440 128th St. in Urbandale, Polk County real estate records show. The property, purchased by Storage Five Des Moines LLC of Texas, includes 1.9 acres and a 9,600-square-foot neighborhood center constructed in 2008. The property was valued at $1 million in 2019. The transaction was recorded on Dec. 7.

West Des Moines Property Investors LLC, based in New York, paid 1660 West Des Moines LLC $6.66 million for property at 1660 Westown Parkway in West Des Moines, real estate records show. It is the second time since September the property has changed hands. 1660 West Des Moines LLC, based in Chicago, bought the property on Sept. 22 for $4.96 million. The 1.7-acre parcel includes a 14,418-square-foot retail building occupied by Walgreens. The most recent transaction was recorded on Dec. 7.

6450 LLC, based in Ankeny, paid the Billy Howard Bryant estate $1.85 million for nine parcels in northern Polk County, real estate records show. Included in the transaction is 8.7 acres at 4475 N.E. Third St. that includes a 26,356-square-foot building constructed in 1968. That property is valued at $748,000. Also included in the transaction are eight adjacent, vacant properties whose addresses are 325, 355, 375, 425, 445, 465, 485 and 525 N.E. 45th Place. The transaction was recorded on Dec. 7.

Polk County paid the Iowa Natural Heritage Foundation $530,000 for property at 12187 N.E. 104th St. in Maxwell, records show. The property includes 38 acres and a two-story house constructed in 1880. The property in 2019 was valued at $141,700. The transaction was recorded on Dec. 7.

Fairmeadows Community LLC, managed by Jason Grove of Adel, paid Kesterson Investment Corp. $7.89 million for property at 2625 Vine St. in West Des Moines, records show. The 7 acres includes a 93,921-square-foot apartment structure constructed in 1994. The complex includes 101 units, records show. The property in 2019 was valued at $6.19 million. The transaction was recorded on Dec. 8.

Gratitude Properties LLC of Ames paid A1 Properties LLC $1.2 million for property at 253 Franklin in Des Moines, records show. The property includes a three-story apartment building constructed in 1994. The 13,818-square-foot structure includes 24 units. The property was valued at $491,000 in 2019. The transaction was recorded on Dec. 9.

Eric Boardman and Molly Gross paid Thomas Ruan and Carolyn Ruan $1.07 million for property at 5325 Waterbury Road in Des Moines, records show. The property includes a single-family house constructed in 1918. The transaction was recorded on Dec. 10.

The Mitchell Family Revocable Trust paid William Knapp III and Lora Knapp $1.19 million for property at 1520 Country Club Blvd. in Clive, records show. The property includes 3,013-square-foot house constructed in 1989. The transaction was recorded on Dec. 10.

Metro Fibernet LLC, based in Overland Park, Kan., paid BBRE LLP $950,000 for property at 2040 Hull Ave. in Des Moines, records show. The 2 acres include a 16,100-square-foot metal building constructed in 1979. The property was valued at $625,000 in 2019. The transaction was recorded on Dec. 10.

K&N Holdings LLC of Ankeny paid DRA Properties LLC $2.87 million for property at 1201 S.W. State St. in Ankeny, records show. The property includes a 17,487-square-foot office building constructed in 2018. The property is valued at $1.7 million. The transaction was recorded on Dec. 14.
