NOTABLE TRANSACTIONS: Developer buys land in WDM for steakhouse, apartment project

A Carmel, Ind.-development group has purchased about 9 acres in West Des Moines on which development that includes a popular fine-dining steakhouse and high-end multifamily apartment units is planned.

CRG Residential, the Indiana development group, and Great Lakes Capital, a real estate private equity firm headquartered in South Bend, Ind., plan to construct a four-story building that wraps around a parking garage, pool and courtyard on the southwest corner of Ashworth Road and Jordan Creek Parkway.

The structure is expected to include a Ruth’s Chris Steak House, a New Orleans-based chain, and 199 multifamily units.

The steakhouse, the project’s anchor, is proposed to located in a 15,000-square-foot, two-story building with three patios. The restaurant will be visible from both Ashworth Road and Jordan Creek Parkway.

The West Des Moines City Council in November, approved the project’s site plan.

Since then, CRG Residential has been acquiring property where the development will be located, Dallas County real estate records show. The group, doing business as Jordan Creek Associates LLC, has purchased:

• 4.58 acres at 950 Jordan Creek Parkway, paying Czech Mate LLC $1.7 million. The transaction was recorded Feb. 9.
• About 1 acre at 7580 Ashworth Road, paying Dennis Schaffer and Teresa Moon $510,000. The transaction occurred Dec. 29.  
• About 1 acre at 7550 Ashworth Road, paying Kevin and Stephani Johnson $500,000. The transaction was recorded Feb. 10.  
• About 1 acre at 7520 Ashworth Road, paying Michael Glaza and Annette Hitchcock $510,000. The transaction was recorded Jan. 12.  
• Nearly one-half acre at 7450 Ashworth Road, paying Karla Stessman and Richard Stessman $500,000. The transaction was recorded Feb. 9.

Demolition/removal permits were issued for the properties by the city of West Des Moines on Jan. 24.

One parcel, located at 970 Jordan Creek Parkway, has not yet been acquired by the development company, according to county real estate records.

In other Dallas County real estate transactions:

Scott L. Temple Property Management Trust, located in Urbandale, paid Waukee Land Investments LLC $696,851 for property at 1635 and 1685 N.W. Vicksburg Court in Waukee, records show. The undeveloped property includes nearly 4 acres. The transaction was recorded Feb. 8.

 

The real estate transactions from Polk and Dallas counties include information about transactions of $1 million or more including the sale of single-family houses as well as other transactions of interest.
