NOTABLE TRANSACTIONS: Florida REIT pays $46.55 million for Clive health care properties

A Tampa, Fla.-based real estate investment trust has expanded its presence in Central Iowa, purchasing four health care properties in Clive.

Sila Realty Trust“invests in high-quality healthcare properties leased to tenants capitalizing on critical and structural economic growth drivers,” according to its website.

The company paid $46.55 million for the Clive properties. Specifically, Sila Realty Trust paid:

• $21.6 million for a two-story building at 12493 University Ave. The 66,620-square-foot building was constructed in 2008. MercyOne Clive Physical Medicine and Rehabilitation is located in the facility. The 1.4-acre parcel is valued at $10.5 million.

 $14.4 million for a medical office building at 12495 University Ave. (pictured). The 38,504-square-foot building is occupied by MercyOne Clive Cancer Center. The property, which includes about three-quarters of an acre, is valued at $8.9 million.

• $9.4 million for a two-story building at 1449 N.W. 128th St. The 37,500-square-foot building is occupied by MercyOne Clive Sleep Center. The property is valued at $8.5 million.

• $1 million for vacant ground at 12497 University Ave. The semi-improved 1-acre parcel is valued at $1.9 million.

A group based in Nashville, Tenn., had owned the properties.

The transactions were recorded on Dec. 10.

Sila Realty Trust entered the Central Iowa market in 2018 when it purchased two medical buildings in Indianola and one in Clive. In 2020, it purchased a health care facility located in Grimes. The group owns health care-related facilities in 28 states, according to its website.

Wilbur E. Goodhue Inc. paid Gillis Farm Inc. $2.6 million for farm ground located east of Southeast 108th Street and south of Southeast Miller Drive in southeastern Polk County, records show. The 104 acres are zoned agricultural. The transaction was recorded Dec. 6.

ATI Ankeny Industrial LLC, located in Ankeny, paid RMJ Farms LLC $2.98 million for nearly 80 acres of farm ground east of Southeast Four Mile Drive/Northeast 29th Street in Douglas Township, records show. The transaction was recorded Dec. 8.

DRA Properties LC, based in Ankeny, paid $3.14 million for 88 acres of farm ground located about a mile south of Elkhart between Northeast 46th and Northeast 56th streets, records show. The property’s previous owners include Lysa Youngquist, Douglas Frederick Family Trust, Lori Ayala Family Trust and Leslie Frederick Family Trust. The transaction was recorded Dec. 9.

JWR Properties Inc., located in Altoona, paid GTO Investments LLC $1.95 million for property at 4325 E. 50th St. in Des Moines, records show. The 3.5 acres include a 20,000-square-foot metal warehouse built in 2000. The property is valued at $1.58 million. The transaction was recorded Dec. 9.

JoCar Properties LLC, located in Des Moines, paid 6450 LLC $852,500 for properties located at 505 Sheridan Ave. and 2719 Sixth Ave. in Des Moines, records show. The Sheridan Avenue property includes 1.2 acres and a 12,449-square-foot office/warehouse built in 1957. The property is valued at $529,000. The Sixth Avenue property includes one-half acre of semi-improved land. The property is valued at $93,000. The transaction was recorded Dec. 9.

Dallas County

Jerry’s Homes Inc. paid William Fox Farm Co. $2.99 million for nearly 39 acres located between T Avenue and the Raccoon River Valley Trail in Waukee, Dallas County real estate records show. The land is classified as agriculture. The transaction was recorded Dec. 6.

755 Interstate Pkwy LLC, located in Urbandale, paid 117 Land Co. LLC $727,416 for 4 acres located south of Interstate Highway 80 at 825 Interstate Parkway in Waukee, records show. The transaction was recorded Dec. 10.
