NOTABLE TRANSACTIONS: Former Fitness World West property in West Des Moines sold

A medical claim auditing and advocacy company, now with offices in downtown Des Moines, has purchased the property at 3200 Westown Parkway in West Des Moines that for two decades was home to a fitness center.

ClaimDoc LLC paid Shoppes at Valley West LLC $1.65 million for property that includes 30,649 square feet of space, according to Polk County real estate records. Fitness World West had been located in the space for 20 years before closing in late 2017. The building has been vacant since the fitness center closed.

The West Des Moines City Council in October approved subdividing the 10.6-acre parcel to create a 2.9-acre piece that includes the former Fitness World West building, which will be remodeled.

ClaimDoc, founded in 2013, is located at 503 Third St. in downtown Des Moines.

Lithia Real Estate LLC, affiliated with the Medford, Ore.-based Lithia Motors Inc. paid Ramsey Development Co. $10 million for property at 9601 and 9625 Hickman Road and 2767 99th St., all in Urbandale, records show.

Ramsey Subaru/Mazda is located at 9625 Hickman Road. Lithia Motors, located in Medford, Ore., owns Acura of Johnston at 5138 Merle Hay Road; Audi Des Moines at 5190 Merle Hay Road; and BMW of Des Moines at 9631 Hickman Road in Urbandale. 

Lithia Motors, a Fortune 500 company, has been expanding in recent years. During Lithia’s third quarter, which ended Sept. 30, the company acquired San Francisco BMW, the John Eagle Auto Group in Texas and a Chrysler Jeep Dodge Ram store in Knoxville, Tenn., according to its quarterly report. In October, it completed the acquisition of Latham Ford in Albany, N.Y. Lithia’s transaction with Ramsey Development was recorded on Nov. 18.

4614 NW 84th Street Propco LLC, based in Valley Stream, N.Y., paid IMG Healthcare Properties LLC $3.37 million for property at 4614 84th St. in Urbandale, records show. The property is where the Urbandale Health Care Center is located. The 64-unit facility was constructed in 1984. The property was valued at $4.56 million in 2019. The transaction was recorded on Nov. 17.

Crown Holdings LLC paid Imperial Properties Inc. $1 million for property at 1510 N.E. 46th St. in Polk County, records show. The property includes a 12,000-square-foot metal building that houses The Minx Show Palace, records show. The property was valued at $884,000 in 2019. The transaction was recorded on Nov. 17.

Splice Holdings LLC paid $1 million to Park Avenue Farms LLC for about 147 acres at 3111 Hartford Ave. in Des Moines, records show. The property, which includes a two-story house constructed in 1890, is bordered by the Des Moines River on east. Cownie Soccer Park is northwest of the land. Splice Holdings, managed by Abelardo Gutierrez, is located in West Des Moines, records show. The transaction was recorded on Nov. 16.

JR Revocable Trust, whose trustees include Jian Jin, Chao Ren and Yuyan Jin, paid Sean Murray and Sara Murray $1.2 million for property at 10505 N.W. 75th Place in Johnston, records show. The property includes a two-story, 4,259-square-foot house built on 1.6 acres in 2006. The transaction was recorded on Nov. 16.

Perry Lutheran Home-Rowley Campus LLC paid the Herman L . Rowley Memorial Trust and Rowley Memorial Masonic Home $10 million for property at 3000 and 3100 Willis Ave. in Perry, Dallas County real estate records show. The property includes eight single-family, owner-occupied retirement units, all constructed in 1985. In addition, the campus includes nursing homes, assisted living apartments, a church and parking garages. The nearly 23-acre campus, most of which is tax-exempt, is valued at over $12 million, records show. The transaction was recorded on Nov. 17.
