NOTABLE TRANSACTIONS: Illinois group acquires downtown Des Moines apartment property

An Illinois entity has acquired property at 915 Mulberry St. in downtown Des Moines that includes the Maxwell Apartments (photo below), a five-story multifamily building whose construction was completed in 2017, Polk County real estate records show.

The property had been owned by Hubbell Tower II LLC, an entity managed by Hubbell Realty Co.

Vast Properties 2900 LLC, located in Savana, Ill., acquired the property for $10.6 million, records show. The acquisition includes assuming the balance of a loan held by Fannie Mae, a federally backed mortgage company created by Congress. Fannie Mae approved the assumption of the loan, which has a balance of $7.9 million, records show.

The 49,600-square-foot apartment building includes 62 living units. The Class B apartment building’s average occupancy rate is 94%, according to Loopnet.com.

The property, valued at $8.37 million, includes an underground, heated parking garage and access to Des Moines’ skywalk system.

The transaction was recorded Oct. 24.

Randall and Victoria Keys paid Robert and Angela Kenyon $1.16 million for property at 5716 N.E. Sherman Court in Ankeny, records show. The property includes a 3,297-square-foot house built in 2020. The transaction was recorded Oct. 24.

Win Revocable Trust paid Tracy Wood and Paula Wood $1.29 million for property at 8005 N.W. 104th Court in Johnston, records show. The property includes a 2,438-square-foot house built in 2016. The transaction was recorded Oct. 27.

Dallas County
Duane and Jane Willey paid Jeffrey and Jane Johannesen $1.26 million for property at 445 Arrowhead Drive in Waukee, Dallas County real estate records show. The property includes a 2,760-square-foot house built in 2013. The transaction was recorded Oct. 27.
