NOTABLE TRANSACTIONS: Local company buys land along Keo Way for townhouse project

497 wordsAll Latest News, Real Estate and DevelopmentA local development and construction company has purchased nearly 1.6 acres along Keosauqua Way in downtown Des Moines and plans to build townhouses on the property, Polk County real estate and city records show.
1200 Keo Way LLC, an entity managed by Beal Derkenne Construction, which has offices in Des Moines’ East Village, paid $1.3 million for the property at 1200 Keosauqua Way, records show.
The parcel had been owned by Quiktrip Corp. An vacant building with boarded up windows currently is on the site.
On Thursday, the Des Moines Plan and Zoning Commission will consider a request to rezone the parcel to allow construction of six buildings, each with four to eight townhouse units. A total of 38 townhouses are proposed. (The map at right by Simonson and Associates shows an option for a the layout of the site.)
The buildings would face outward toward Keo Way, 12th Street, Center Street, and property along the parcel’s western edge. Parking would be in the interior of the proposed development.
City staff is recommending that the rezoning request be approved.
The site is “an appropriate location for rowhouse development given the proximity to downtown and the location along a high-capacity corridor,” according to the staff report provided to the commission.

The Patricia K. Newland Revocable Trust paid Timothy Parker $1.1 million for property at 530 S. 26th St. in West Des Moines, records show. The 1.3-acre parcel includes a 2,736-square-foot house built in 1979 and remodeled in 2019. The transaction was recorded June 7.
Robert Shontz and Taraney Shontz paid Gary Kummet and Colleen Kummet $1.15 million for property at 1127 20th St. in West Des Moines, records show. The property includes a 5,913-square-foot house built in 1947 and remodeled in 1987. The transaction was recorded June 9.
Boing US Holdco Inc., located in Charlotte, N.C., paid NM Holdings LC $800,000 for property at 6250 S.E. 14th St. in Des Moines, records show. The nearly 1.5-acre parcel includes a 5,292-square-foot building that is occupied by La Hacienda Mexican restaurant. The property is valued at $344,100. The transaction was recorded June 10.
DALLAS COUNTY
Prairie Fire LLC, located in Urbandale, paid Viper Developer Group LLC $2.2 million for about 35 acres along Ute Avenue in Waukee, records show. An exact location was not included in the real estate records. The transaction was recorded June 6.
Kwik Trip Inc., located in La Crosse, Wis., paid Courtyard Apartments LC $1.45 million for property at 1204 and 1210 Guthrie St. in De Soto, records show. The property includes a 13-unit motel/hotel constructed in 1972 and two apartment buildings constructed in the mid-1970s. The transaction was recorded June 9.
