NOTABLE TRANSACTIONS: Minneapolis developer plans new spec industrial project in Ankeny

A Minneapolis-based development firm has purchased nearly 11 acres in Ankeny on which it plans on building new speculative industrial space.

Endeavor Investments VIII LLC paid Margaret Karsjens and Berend Karsjens $2 million for the property, which is located at 7055 and 7125 S.E. Delaware Ave. in Ankeny, Polk County real estate records show.

The property is bordered on the east by Interstate Highway 35 and is about one-half mile south of the interchange with Southeast Corporate Wood Drive. Houses are currently located on the property.

A site plan for the property development, called I-35 Distribution Center, was approved by the Ankeny Plan and Zoning Commission in November.

One 180,000-square-foot building (rendering at right) with a maximum height of 40 feet is planned on the site. The building will include 107 auto parking stalls and15 stalls for trucks and trailer parking, according to the plan.

Endeavor Development, which manages the limited liability company that purchased the land in Ankeny, was launched more than a year ago by Josh Budish, according to its website. The company focuses solely on industrial real estate.

The project is being marketed by the Des Moines office of JLL Inc., a commercial real estate firm.

Construction of the Ankeny is expected to begin in the spring.

The property is valued at $557,100. The transaction was recorded Feb. 8.

The Eric and Carol Ziel Joint Revocable Trust, located in Ankeny, paid JDB Realty LLC $4.2 million for property at 2426 S.E. 14th St. in Des Moines, records show. The property includes 4.2 acres on which a 12,468-square-feet building that houses a used-car showroom and sales office is located. The property is valued at $2 million. The transaction was recorded Feb. 7.

Pickle Properties DSM Swanson Blvd Fund LLC, located in Las Vegas, paid Red Planet Real Estate Fund LLC $755,000 for property at 9205 Swanson Blvd. in Clive, records show. The property includes a 4,225-square-foot office warehouse constructed in 1982. The property is valued at $558,000. The transaction was recorded Feb. 9.

Wade Investments LLC, located in Longmont, Colo., paid Christensen Development 1 LLC $1.2 million for property at 610 16th St. and 613 and 619 High St. in Des Moines, records show. The transaction was recorded Feb. 11.

JAW Properties LLC, located in Des Moines, paid Acadian-Ingersoll LLC $1.38 million for property at 3103 and 3117 Grand Ave. in Des Moines, records show. The property at 3103 Grand Ave. is a two-story structure constructed in 1913 that now has eight apartment units. The property is valued at $437,000. The property at 3117 Grand Ave. includes a three-story, 12-unit apartment building constructed in 1966, records show. The property is valued at $662,000. The transaction was recorded on Feb. 11.

DSM37 LLC, located in Ames, paid EPC LLC $2.45 million for property at 1415 and 1419 Capitol Ave. in Des Moines, records show. The property includes an apartment complex with 37 units. The property is valued at $1.5 million. The transaction was recorded Feb. 11.

The real estate transactions from Polk and Dallas counties include information about transactions of $1 million or more including the sale of single-family houses as well as other transactions of interest.
