NOTABLE TRANSACTIONS: Out-of-state groups pays $16.5 million for Polk County property

An out-of-state group has purchased three properties in a light industrial area between Des Moines and Ankeny for $16.55 million, Polk County real estate records show.

Elidan LLC, based in Denmark, Wisc., purchased properties at 5990, 6046 and 6096 N.E. Industry Drive in Saylor Township. The properties were previously owned by Transcredit LC, based in Urbandale.

The property at: 

• 5990 N.E. Industry Drive includes an 80,000-square-foot, single-story metal warehouse built in 2009. The parcel is 5.4 acres. The property is valued at $4.6 million.
• 6046 N.E. Industry Drive includes a 90,400-square-foot, single-story metal warehouse built in 2014. The parcel is 5.2 acres. The property is valued at $5.4 million.
• 6096 N.E. Industry Drive (photo on right) includes an 78,000-square-foot, single-story metal warehouse built in 2016. The parcel is 5.4 acres. The property is valued at $5.1 million.

The transaction was recorded June 2.

Two Amigos Auto Sales Inc. paid Fries Properties LLC $520,000 for property at 2216 E. 14th St., records show. The property includes a 2,440-square-foot auto sales showroom that was built in 1974. The property is valued at $285,000. The transaction was recorded June 1.

GMCO Land LLC, based in Winterset, paid Marshall Heritage Farm Inc. $1.35 million for property at 2596 Hubbell Ave. in Des Moines, records show. The property includes a 3,964-square-foot retail bank building constructed in 1992. The property is valued at $1 million. The transaction was recorded June 2.

A West Des Moines investment group – IPE1031 REV379 LLC – paid AMT Property Holdings LLC $2.5 million for property at 5750 N.W. Beaver Drive in Johnston, records show. The property includes a 11,370-square-foot office/warehouse constructed in 2008. AMT Property Holdings purchased the property for $1.65 million in a transaction that was recorded June 3. The transaction between the investment group and AMT Property Holdings was also recorded June 3.

Johnston-based Redline Investments LLC paid the Kruzan Group LLC $1.3 million for property at 1851 S.E. Miehe Drive in Grimes, records show. The property incudes an 11,580-square-foot office/warehouse constructed in 2005. The property is valued at $1.27 million. The transaction was recorded June 3.

Imperial Des Moines LLC, based in Peoria, Iowa, paid Micromont Holdings 6 LLC $1.25 million for property at 3600 Merle Hay Road in Des Moines, records show. The property includes a 3,562-square-foot building occupied by Fazoli’s a fast-food restaurant. The building was constructed in 1973. The property is valued at $831,000. The transaction was recorded June 4.

Lizbeth and Michael Taylor paid the Douglas and Dawn Living Trusts $1.1 million for property at 2058 S. 40th Court in West Des Moines, records show. The property includes a 3,755-square-foot two-story house built in 1996. The transaction was recorded June 4.

Strahan Construction Co. Inc. paid Lundstrom LLC $1 million for 32 acres of heavily treed land east of Northwest 37th Street in Crocker Township, records show. The transaction was recorded June 4.

1348 E Euclid Ave LLC paid Meier Family LLC $1.6 million for property at 1324 and 1348 E. Euclid Ave. and 3600 E. 14th St., all in Des Moines, records show. The property at 1324 E. Euclid includes surface parking; the property at 1348 E. Euclid includes a two-story, 32-unit motel built in 1999. The property at 3600 E. 14th St. includes a 4,925-square-foot restaurant building, listed in below normal condition. A Village Inn Restaurant had been located in building. The transaction was recorded June 4.

R and J Weis Holding Company 8 LLC, based in Cambridge, paid First Tee Enterprises LLC $3.25 million for property at 448-454 S.E. University Ave. in Waukee, Dallas County real estate records show. The property includes a 9,663-square-foot neighborhood shopping center constructed in 2006. The property is valued at $1.7 million. The transaction was recorded on June 4.
