NOTABLE TRANSACTIONS: Properties in Highland Park/Oak Park neighborhood change hands

A Des Moines-based entity has purchased three properties in Des Moines’ Highland Park/Oak Park neighborhood, an area of the city that is seeing a surge of redevelopment.

Legacy 515 LLC, located in Des Moines, paid Six Hundred LLC $950,000 for property at 615 and 619 Euclid Ave. and 618 Clinton Ave., Polk County real estate records show.

The property at 615 Euclid Ave. (pictured) includes a two-story brick building constructed in 1920. The structure, with over 13,000 square feet of space, is listed in below normal condition by the Polk County assessor. The property is valued at $106,000.

The property at 619 Euclid Ave. includes a 1,476-square-foot structure that originally was used as a residence. The building, constructed in 1911, was converted to a medical office and multifamily housing. The property is valued at $85,000.

The property at 618 Clinton Ave. is north of the 619 Euclid Ave. property. The Clinton Avenue property includes a single-family house built in 1915. The structure is listed in below normal condition. The property is valued at $96,300.

Several buildings to the west have been renovated or are currently undergoing renovations. Among them is the building at 3610 Sixth Ave. that houses Chuck’s Restaurant and one at 3613 Sixth Ave. where Slow Down Coffee Co. is located. A local developer recently completed renovations at 3523 Sixth Ave. and plans on doing similar work at 3524 Sixth Ave.

Legacy 515 LLC is an investment and property management company whose principal managers are Adam Metzker and Zach Vander Ploeg. The transaction was recorded Aug. 29.

ASSK Properties LC, located in West Des Moines, paid the Sarah Irene Osborne Wheeler Living Trust $1.9 million for 20 acres of farm ground in Grimes, records show. The property is west of industrial developments along Southeast 28th Street. The transaction was recorded Aug. 30.

4225 Woodlawn LLC, located in Des Moines, paid Mertze Anderson $1.2 million for property at 4225 Woodlawn Ave. in Des Moines, records show. The 1.2-acre parcel includes a two-story house built in 1924 and an 890-square-foot loft with rec room, bathroom and two sleeping areas. The loft was built in 1996. The property also includes an outdoor swimming pool and tennis court. The property is valued at nearly $1.1 million. The transaction was recorded Aug. 31.

IPE 1031 REV444 LLC, located in West Des Moines, paid Nadarevic Investments IV LLC $2.23 million for property at 1861 S.E. Princeton Drive in Grimes, records show. The property includes a 15,750-square-foot neighborhood shopping center whose construction was recently completed. The property is valued at $933,000. The transaction was recorded Sept. 1.

Kimberly Plaza LLC, based in Clive, paid Li Holdings and five other entities $3.16 million for property at 502 N. Ankeny Blvd. in Ankeny, records show. The 2.3-acre parcel includes a 27,772-square-foot neighborhood shopping center built in 1996. The property is valued at $2.4 million. The transaction was recorded Sept. 1.

Wolf Way LLC, located in Des Moines, paid Manna Land LLC $3 million for property at 2202 Wolf Way in West Des Moines, records show. The property includes a 58,358-square-foot office/warehouse constructed in 2010. The property is valued at $3 million. The transaction was recorded Sept. 2.

CF KL Assets 2109-2 LLC, located in Chicago, paid Gold Star Villas & Townhomes LLC $1.06 million for properties at 6909, 6913, 6917 and 6921 Holly Court in Johnston, records show. The properties each include a townhome built in 2021. The transaction was recorded Sept. 2.

Charles Colby Investment Trust and Ruth Colby Investment Trust paid Jonathan Houghton and Barbara Houghton $5.7 million for property at 3200 100th St. in Urbandale, records show. The 3.9-acre parcel includes a 41,037-square-foot flexible warehouse, office and retail space. The one-story structure was built in 1994. The property is valued at $3.3 million. The transaction was recorded Sept. 2.

Via Real Estate LLC, located in Sheridan, Wyo., paid Miller Properties I LLC, $5.9 million for property at 10950 Meredith Drive in Urbandale, records show. The 1.2-acre parcel includes a 5,194-square-foot drive-thru car wash whose construction was completed in 2022. The property is valued at $1.47 million. The transaction was recorded Sept. 2.

Trung Nguyen and Hanh Thi Thuy Nguyen paid the Charlotte Kimball Revocable Trust $1.1 million for property at 6725 Augustine Court in Johnston, records show. The nearly 1-acre property includes a 4,022-square-foot single-family house. The transaction was recorded Sept. 2.

Dallas County
Midwest Oilseeds Inc. paid Robert Manning $2.29 million for nearly 80 acres of farm ground north of Dallas Center, Dallas County real estate records show. The land is south of 205th Street and between Quinlan Avenue and County Section Road. The transaction was recorded Aug. 31
