NOTABLE TRANSACTIONS: Properties in Urbandale business park sold for $17.2 million

Seven properties in the Walnut Ridge Business Park in Urbandale have been sold for a total of $17.26 million, Polk County real estate records show.

The Flex Investors LLC, with an address that is the same as the Cushman & Wakefield real estate office in West Moines, purchased the properties from BP Johnson Construction Inc. and Brad Johnson Investments LC.

The properties that were sold are:

• 10500 Justin Drive, a 6-acre parcel that includes a one-story, 53,840-square-foot office/warehouse building constructed in 1999. The property is valued at $4.2 million.

 • 3080 104th St., a 1.8-acre parcel that includes a one-story, 16,100-square-foot office/warehousebuilding constructed in 1996. The property is valued at $1.27 million.

• 10400 Buena Vista Court, a nearly 2-acre parcel that includes a two-story, 18,608-square-foot office building constructed in 1995. The property is valued at $1.3 million.

• 10701 Justin Drive, a 1.5-acre parcel that includes a one-story, 14,040-square-foot warehouse/office building constructed in 2000. The property is valued at $1.55 million.

• 3301 109th St., a 3.8-acre parcel that includes a one-story, 40,500-square-foot warehouse/office building constructed in 2000. The property is valued at $3.1 million.

• 3100 Justin Drive, 5.4-acre parcel that includes a one-story, 75,000-square-foot flex metal warehouse building constructed in 1980. The property is valued at $3.47 million.

• 3000 104th St., a nearly 3-acre parcel that includes an 18,000-square-foot, one-story office/warehouse building constructed in 1998. The property is valued at $1.55 million.

In addition, Flex Investors LLC purchased property at 10430 New York Ave. in Urbandale for $1.5 million. The nearly 2-acre parcel includes an 18,480-square-foot office building constructed in 1992. The property’s sellers include Shattuck Realty Inc. and BP Johnston Construction Inc. The property is valued at $1.46 million.

The transactions were recorded Dec. 2.  

In other Polk County real estate transactions:

Greenland Homes Inc., located in Ankeny, paid Grove Landing Development LLC $2.43 million for four residential building lots and an outlot in a development west of Northwest Weigel Drive and south of Northwest 18th Street in Ankeny, records show. ATI Group is developing Grove Landing. The transaction was recorded Dec. 1. 

ReMarc Enterprises LLC, located in Des Moines, paid JCB Crossroads LLC and MNB Crossroads LLC $6.75 million for property at 4131 120th St. (pictured) in Urbandale, records show. The property includes a 100,000-square-foot, one-story warehouse constructed in 1999. The property is valued at $7.3 million. The transaction was recorded Dec. 2.

Sand Partners of Holyoke LLC, located in Johnston, paid Gateway Townhouses LLC $3.25 million for nine residential properties in Grimes, records show. The addresses of the properties, all with townhouses built on them, include 2013, 2017, 2021, 2025 and 2029 N.E. 15th Lane and 1400, 1404, 1408 and 1412 N.E. Primrose Lane. The transaction was recorded Dec. 2.

Colver Land Co LLLP, located in Johnston, paid Gateway Townhomes LLC $1.25 million for five residential properties in Grimes, records show. The addresses of the properties, all with townhouses built on them, include 1413, 1417, 1421, 1505 and 1509 N.E. Mocking Bird Lane. The transaction was recorded Dec. 2.

Walnut Creed Community Church, located in Windsor Heights, paid the Richard Koch Realty Trust, Richard Koch Jr., Anne Koch Gaer, Alan Koch and Susan Koch Bridgford $1.65 million for property at 301 E. Locust St. in Des Moines, records show. The property includes a 6,600-square-foot building constructed in 1971. The property is valued at $727,100. The transaction was recorded Dec. 2.

A 78-acre parcel in Grimes that includes farm ground, a 120-year-old single-family farm house and seven other farming-related buildings has been sold for $5.9 million, records show. The property is located 700 S.E. 37th St. in Grimes. Property buyers include ATI Grimes Industrial Holdings LLC, Eric & Carol Ziel Joint Revocable Trust, Eric Ziel and Carol Ziel. Sellers of the property, located in a fast-developing area of Grimes, include the Orbert Family Trust, Ralph Orbert Jr. Barbara Orbert and Ronald Baer. The transaction was recorded Dec. 2.

Wiges Outdoor Services LLC, located in Adel, paid James Brown $1.1 million for parcels in Saylor Township, records show. The parcels include residential lots with single-family residences at 4925 N.W. Sixth Drive and 410, 420 and 450 N.W. 49th Place, a commercial parcel that includes an auto showroom and service area at 330 N.W. 49th Place, and a vacant lot at 314 N.W. 49th Place. The transaction was recorded Dec. 2.

G&K Development LC, located in Decorah, paid Wilbur Goodhue Inc.$2.79 million for several hundred acres of farmland in southeast Polk County, records show. The parcels are generally located east of U.S. Highway 65 and north and south of the Des Moines River and east of Southeast 56th Street near the river. The transaction was recorded Dec. 3.

2665 SE Oak Tree Ct LLC,
 located in Huxley, paid JWR Properties $2.8 million for property at 2665 S.E. Oak Tree Court in Ankeny, records show. The property includes a 20,675-square-foot office/warehouse constructed in 2006. The property is valued at $2.5 million. The transaction was recorded Dec. 3.
