NOTABLE TRANSACTIONS: Sportsman’s Warehouse property in Ankeny sold

Oralabor Road in Ankeny, Polk County real estate records show. The 5.7-acre parcel property includes a 49,677-square-foot retail store built in 2003 that is now occupied by Sportman’s Warehouse. The property in 2019 was valued at $5.87 million. Hurd Johnston is operated by Hurd Real Estate Services Inc. in West Des Moines. In an email, Richard Hurd, the company’s president, wrote that “we have no plans for this site other than to continue to be the landlord for Sportsman’s Warehouse.” The transaction was recorded on Jan. 13.
The Charles I. and Ruth Colby National Development Trust, located in Clive, paid McLand LLC $900,000 for property at 3850 S.E. Beisser Drive in Grimes, records show. The property includes an 8,800-square-foot metal warehouse constructed in 2003. The property in 2019 was valued at $630,000. The transaction was recorded on Jan. 13.
Huntington Ridge R.E. Partners LLC, located in Urbandale, paid Francis Properties LLC $3.1 million for property at 12801 University Ave. in Clive, records show. A Granite City Food & Beverage restaurant and brewery had been located in the 8,802-square-foot structure located on the site. The structure was constructed on 2003. The Clive Granite City closed in March. The company, which had been based in St. Cloud, Minn., filed for Chapter 11 bankruptcy in December 2019. Huntington Ridge R.E. Partners appears to be affiliated with Premier Cos. in Urbandale, according to information on the Iowa secretary of state’s website. Premier Cos. is a real estate brokerage, property management, consulting and development company. The transaction was recorded Jan. 15.
Garage DSM LLC, located in Grimes, paid 1221 Keo Way LLC $1.15 million for property at 1241 Keosauqua Way in Des Moines, records show. The property includes a 17,520-square-foot warehouse constructed in 1961 that has been remodeled. The property in 2020 was valued at $812,000. The transaction was recorded Jan. 15.
DB Booneville LLC, based in Johnston, paid Madison Lee Properties LLC $3.6 million for property at 8015 Booneville Road, Dallas County real estate records show. The property includes 19 acres and a one-story, single-family house built in 1979. The property also includes a small barn, two sheds and a utility building. The transaction was recorded Jan. 15.
