NOTABLE TRANSACTIONS: U.S. Bank downtown location sells to Minnesota firm

Iowa-MAP II LLC, based in Minnesota, paid U.S. Bank National Association $1.2 million for property at 520 Walnut St. in Des Moines, Polk County real estate records show.


The approximately half-acre property includes a five-story office building occupied by a U.S. Bank branch. The structure was built in 1932 and remodeled in 1979. The property is valued at $3.4 million. The transaction was recorded Nov. 12.

1525IA Lodo LLCand 1525IA LLC paid TFC Ankeny Oil LLC $3 million for property at 1525 S.W. Tradition Drive in Ankeny, records show. The 3-acre property is the future location of an auto repair shop. The property is valued at $99,400. The transaction was recorded Nov. 15.

Amerco Real Estate Co. paid a total of $4.5 million for two properties in Ankeny, records show. Amerco paid James and Janet Bryan $1.7 million for property at 1503 S. Ankeny Blvd. The 3.6-acre property includes a 28,720-square-foot warehouse that was built in 1967 and is in poor condition, according to Polk County assessors. The property is valued at $863,000.

Amerco paid A&N Properties LLC $2.8 million for property at 221 S.E. Magazine Drive. The 4.8-acre property includes two single-family homes and a 1,242-square foot building occupied by Ankeny Sanitation. The residences were built in 1910 and 1950 and total 1,909 square feet. The property is valued at $1.1 million. Both transactions were recorded Nov. 16.

Ryan Companies US Inc., based in Minneapolis,paid Chapman Bros. Farm LLC $2.1 million for one lot on the Chapman Brothers Farm located at the southeast corner of Northeast 66th Avenue and Southeast Delaware Avenue in Ankeny, records show. The transaction was recorded Nov. 16.

D.R. Horton-Iowa LLC paid $1.2 million for 15 single-family residential lots in the Ridgedale Heights development in Johnston, records show. The lots are located on Northwest 106th Street and Powell Avenue, and the development is located north of Johnston High School. The transaction was recorded Nov. 19.

Dallas County

Cytokine Properties LLC, based in Clive, paid Waukee United Methodist Church $1.2 million for property at 650 Ashworth Road in Waukee, records show. The 10,650-square-foot property includes 13 concrete parking lots. The transaction was recorded Nov. 17.
