NOTABLE TRANSACTIONS: Urbandale warehouse sold for $4 million

A Cedar Rapids investment group has bought property in Urbandale that includes a 22-year-old warehouse with 58,640 square feet of space.

The property at 4091 120th St. (pictured) was purchased by CDK Family Holdings LLC for $4 million, Polk County real estate records show. The property, which includes 3.8 acres, had been owned by Warehouse 4091 120th Street LLC.

The property’s assessed valuation in 2021 was $3.9 million, 35% higher than its 2020 value of $2.89 million.

The transaction was recorded April 8.

Biltmore West LLC, located in Urbandale, paid Waukee Land Development LLC $3 million for 40 acres of farm ground located north of Meredith Drive between North Warrior Lane and 170th Street in Urbandale, Dallas County real estate records show. The transaction was recorded April 1.

Fox Valley Development LLC, located in Waukee, paid William Fox Farm Company $3.1 million for 40 acres of farm ground south of Meredith Drive between North Tenth Street and North Warrior Lane in Waukee, records show. The transaction was recorded April 5.

D & D Richards Trust, based in Apache Junction, Ariz., paid Van Fossen Corp. $2.3 million for nearly 57 acres of farm ground between Meadow Road and Old Highway 6/Greene Street west of Adel, records show. The transaction was recorded April 5.

Sanjeeb and April Khatau paid the Rachael Pettit Revocable Trust $1.1 million for property at 4700 150th St. in Urbandale, records show. The property includes a 3,190-square-foot single-story house constructed in 2014. The transaction was recorded April 6.
