NOTABLE TRANSACTIONS: Valley Junction mixed-use property sold for $7.23 million

Mixed-use property in West Des Moines’ historic Valley Junction district has been sold, Polk County real estate records show.

Union 315 Valley Junction

The property at 315 Fifth St. along with a residential parcel at 316 Fourth St. was acquired by Aslan Real Estate Holdings LLC, located in Des Moines. The limited liability company paid Taxium LLC, managed by WB Realty Co., $7.23 million for the properties, records show.

Ryan Wiederstein, broker/owner of WB Realty Co., developed the mixed-use property known as Union 315. Work on the 24,472-square-foot, three-story building was completed in 2022. The mix of apartments and retail space was designed by RDG Planning and Design in Des Moines.

The building includes retail space on the street level, office space on the second floor and 10 residential units on the third floor. All of the space is leased, according to a Facebook post by WB Realty Co. The company will continue managing the space, the post said.

The property was valued at $4.9 million in 2023.The transaction was recorded Feb. 6.

LTE 22200 LLC, located in Minneapolis, paid JWR Properties LLC $756,800 for property at 4289 E. 50th St. in Des Moines, records show. The 3.5-acre parcel is undeveloped. The transaction was recorded Feb. 3.

Deka Etairos LLC, based in Clive, paid Canoyer Ankeny LLC $2.3 million for property at 175 S.W. Oralabor Road in Ankeny, records show. The 1.3-acre parcel includes a 7,070-square-foot nursery and retail store operated by Canoyer Garden Center. The property is valued at $1.3 million. The transaction was recorded Feb. 3.

TUV Property Holdings LLC, based in Urbandale, paid Anderson Four LLC $3.1 million for property at 3601-3611 109th St. in Urbandale. The 5-acre parcel includes a 27,636-square-foot, one-story building with flexible warehouse space. The structure was built in 2000. The property is valued at nearly $3 million. The transaction was recorded Feb. 4.

Big Bear Real Estate LLC, located in West Des Moines, paid the Tamara Gaye Deyarman Declaration of Trust $3 million for property at 1726 Glenleven Terrace in West Des Moines. The 1.2-acre parcel includes a two-story, 4,268-square-foot house built in 2010. The transaction was recorded Feb. 4.

Todd and Cindy Dykstra paid Embarq Signature Homes LLC $1.5 million for property at 5712 N.E. Sherman Court in Ankeny, records show. The property includes a newly built house. The transaction was recorded Feb. 5.

Matthew Moore and Leighton Chau paid David and Kellie Hockmuth just over $1 million for property at 2908 Forest Drive in Des Moines, records show. The property, located in Owl’s Head historic district, includes a two-story, 3,150-square-foot house built in 1905. The transaction was recorded Feb. 6.

Windsor Court Apartments LLC, located in West Des Moines, paid BBT Rentals LLC $2.2 million for property at 6500 Hickman Road in Windsor Heights, records show. The 2.6-acre parcel includes the 40-unit Windsor Court extended stay apartments, originally developed as a motel in 1965. The property is valued at $927,500. The transaction was recorded Feb. 5.
