A newly constructed Ankeny warehouse that will house an Amazon Inc. delivery station has been sold for $22.1 million, Polk County real estate records show.
Hubbell Realty Co. recently completed construction of the warehouse (pictured), located at 7310 S.E. Crosswinds Drive in Ankeny. In March, Amazon signed an agreement to lease the 137,500-square-foot building, which includes 32-foot-high ceilings and 13 loading docks. A document filed in July shows the lease expires on June 30, 2033.
Hubbell Realty, through its Crosswinds Business Park Building I LLC, sold the property to Allegra Iowa LLC. The group appears to have ties to Allegra Holding Inc., an investment group located in Madrid, Spain, according to documents filed with the Polk County recorder.
The city of Ankeny this spring issued a building permit valued at $10.4 million for tenant improvements at the warehouse in the Crosswinds Business Park. A site plan submitted with the building permit application indicates the facility will be used as a delivery station, a center at which customer orders are prepared for last-mile delivery.
Last November, Hubbell Realty sold a warehouse in Grimes in which Amazon is leasing space to a buyer located in New York City.
The transaction between Allegra Iowa and Hubbell was recorded July 22.
