Top deal: $29 million | Des Moines

MidAmerican Energy Co., headquartered in Des Moines, paid Meredith Operations Corp. $29 million for property at 1615 Locust St. in downtown Des Moines. The purchase also includes the acquisition of 1.6 acres known locally as the Better Homes and Gardens test garden. The property is directly east of 1615 Locust St. An agreement filed with the Polk County recorder allows Dotdash Meredith to lease the garden area for 30 years. MidAmerican Energy is relocating offices in leased space at the Ruan Center to 1615 Locust St. The parcels MidAmerican Energy acquired have a combined value of $20.5 million. The state of Iowa paid William C. Knapp LC for property at 6200 Park Ave. in Des Moines. The 15.2-acre parcel includes a 138,978-square-foot, two-story office building. Construction of the building was completed in 2002. The state relocated offices to the building that had been in the Henry A. Wallace Building at 812 E. Grand Ave. The Park Avenue property is valued at $9.3 million. The transaction was recorded Sept. 29, 2023. 

$16.5 million  |  West Des Moines

Brookfield Partners LLC, managed by Clive-based WB Realty Co., and IPE1031 REV520 LLC paid Wells Fargo Bank NA $16.5 million for property at 7001 Westown Parkway and 1725 68th St. in West Des Moines. The six-story, 415,636-square-foot office building was constructed in 2000. The property is valued at just over $73.2 million. The transaction was recorded Dec. 29, 2023. 

$8.1 million  |  Des Moines 

850 & 6651 Des Moines LLC, an entity based in Wooster, Ohio, paid Mercy South II LLC $8.1 million for properties at 850 Dickman Road and 6651 S.W. Ninth St. in Des Moines. The property at 850 Dickman Road includes a 22,572-square-foot medical office building that was constructed in 1999. The 4.7-acre parcel is valued at $5.5 million. The adjacent property at 6651 S.W. Ninth St. includes a 9,344-square-foot medical office building constructed in 2005. The property is valued at $1.8 million. The transaction was recorded Aug. 3, 2023.

Heartland Co-op, based in West Des Moines, paid Wells Fargo Bank NA $6.5 million for property at 13733 University Ave. in Clive. The 11-acre parcel includes a three-story, 103,813-square-foot building constructed in 1999. The property is valued at $16.1 million. The transaction was recorded Dec. 28, 2023. 

$5.1 million  |  Johnston

Crescent Chase JV23 LLC, located in Clive, bought two properties from Bankers Trust Co. The limited liability company purchased property at 8850 N.W. 62nd Ave. in Johnston for $2.7 million. The 4.2-acre parcel includes a 41,080-square-foot, one-story office building constructed in 2008. The property is valued at $5.6 million. The group also purchased property at 8700 Crescent Chase in Johnston for $2.4 million. The 2.4-acre parcel includes a 30,184-square-foot, one-story office building constructed in 2014. The property is valued at just over $4 million. The properties abut one another. Both transactions were recorded March 16, 2023.

$3.6 million  |  Ankeny

36 Otter LLC, located in Ankeny, paid JNM Development Holdings Inc. $3.6 million for property at 3607 N.E. Otterview Circle in Ankeny. The property includes a 9,070-square-foot office/retail building that was completed in 2022. The property is valued at $1.7 million. The transaction was recorded Aug. 16, 2023.

United Community Services Inc., located in West Des Moines, paid GuideOne Mutual Insurance Co. $2.67 million for property at 1200 12th St. in West Des Moines. The property includes a 17,345-square-foot, one-story office building constructed in 2000. The property is valued at $1.7 million. The transaction was recorded Nov. 9, 2023.

UCI Holdings LLC, located in Clive, paid a group of property owners $2.5 million for property at 717 Lyon St. in Des Moines. The 2.4-acre parcel includes a 14,380-square-foot medical office building constructed in 2006. Among the property’s six sellers were Jerry Witmer and Ladco Properties XXVI LLC. The property is valued at $2.8 million. The transaction was recorded March 16, 2023.

BDC Management Corp., located in Urbandale, paid Bejofoba LLC $2.1 million for property at 2300 128th St. in Urbandale. The property includes a 16,140-square-foot office building constructed in 2005. The property is valued at $2.3 million. The transaction was recorded Jan. 31, 2023.
