Paradise Point close to breaking ground

After preliminary plans for a commercial center are approved, The Paradise Group expects to purchase the 27-acre parcel, said Colleen Johnson, senior associate for CB Richard Ellis/Hubbell Commercial. The asking price for the property was approximately $10.5 million, but The Paradise Group would not disclose the final sale price.
Kohl’s Corp., the anchor tenant, is also going through the city approval process. The Paradise Group expects construction on the entire development to begin this fall, with Kohl’s slated to open in October 2008.
Under the current plan, the anchor store and an adjacent building for specialty retail will face south and be located near the center of the parcel. Smaller specialty retail outlets and out parcels available for single-tenant development will be located along 68th Street, Mills Civic Parkway, and the future 64th Street. Ideally the entire project will be completed by the end of 2009, said James Rizzuti, acquisition manager for The Paradise Group.
An Iowa native, Rizzuti brought the deal to the leaders of the Florida-based development group. “Iowa is very stable,” he said. “You don’t get the highs and lows like you do in the South. There are a lot of quality homes in the area, a lot of good jobs and positive growth.”
However, he said, “there’s a little bit of saturation. I think the residential and office need to catch up with the commercial, but in two or three years, I think it will all fill in.”
