University Park Properties LLC, located in Clive, paid WSO University Park Iowa LLC $7.46 million for the property at 8801 University Ave. in Clive, records show. The property includes a 110,625-square-foot shopping center built in 1989. In the past decade, the center has lost many of its tenants. Between 2007 and 2010, the property, which includes 17.1 acres, was valued at between $13.5 million and $13.68 million. Since then, the property’s value has fallen by more than $9 million. In 2023, the property’s value was $5.2 million. The transaction was recorded Jan. 3.
McCoy at 8035 LLC, located in Clive, paid Batra Hospitality Group Inc. $5.89 million for property at 11040 Hickman Road in Clive, Polk County real estate records show. The property’s owners, Jason Grove and Tina Smothers, plan on converting the former 115-room hotel to apartment units. The property is valued at $2.3 million. The transaction was recorded Dec. 28.
Anderson Four LLC, located in Urbandale, paid Landmark Realty Group LLC $1.7 million for property at 3601 and 3611 109th St., records show. The transaction also includes the sale of undeveloped property to the immediate north. The property at 3601 and 3611 109th St. includes a 27,636-square-foot, one-story office building constructed in 2000. The property is valued at $2.65 million. The transaction was recorded Dec. 27.
Grand Prix Properties LLC, located in Ankeny, paid Accent Holdings Co. LC $2.4 million for property at 2201 Rittenhouse St. in Des Moines, records show. The 3.3-acre parcel includes a 27,150-square-foot light industrial building constructed in 1996. The property is valued at $2.21 million. The transaction was recorded Jan. 2.
The city of Pleasant Hill paid Beverly Patterson $1.45 million for property at 800 N.E. 64th St. in Pleasant Hill, records show. The 8.8-acre parcel includes farmland and a single-family house. The transaction was recorded Jan. 2.
