Two new buildings set for bustling area

Building one of Clive Centre is 80 percent complete, said Jeff Spence, senior associate with CB Richard Ellis/Hubbell Commercial. It will have space for professional businesses, such as insurance agents and financial planners, quick-service restaurants or service retail, such as a salon, clothing store or dry cleaner.

“We already have a couple of interested parties,” he said. “But nothing has been finalized yet.”

Spaces in the building are broken into either 1,400-square-foot or 4,000-square-foot areas.

Building two, which will also be one story with 7,700 square feet, will begin construction in the late spring or early summer, Spence said. It won’t be as appealing to retail businesses as it won’t have any frontage on Hickman.

“This area is centrally located in a highly visible area,” Spence said. “Around 30,000 cars a day drive past this location.”

He also pointed to the “strong demographics” in the area, with a high population and relatively high household incomes.

Building two is expected to be completed by late fall. Leasing fees range from $16 to $20 per square foot.

Koalaty Time

Koalaty Time Child Development Centers and Preschool is constructing its fourth location in the Galleria at Jordan Creek. The center, which will be around 18,000 square feet, is expected to be finished by September, said Jan Castagnoli, Koalaty Time’s CEO. The center will be able to accommodate up to 260 children.

“This is not just a day care,” she said. “This is a learning center. Not a lot of people know that because most day cares don’t provide the kind of quality pre-school education that we strive for.”

The new center will employ 80 to 90 new staff members. Registration is already under way, and Castagnoli said the new center is already filling up rapidly.

“We felt there was quite a need in this area,” she said. “It’s just growing so quickly, and there are a lot of working families in need of quality child care.”

In addition to child care and pre-school services, Koalaty Time prides itself on making parents’ lives easier. The new facility will have an onsite convenience store, dry cleaner and film developer. And for parents who want to check in on their little one throughout the day, each facility has a Web cam.
