WHAT: Lillis Lofts, originally called Merle Hay Apartments
WHERE: 6313 Douglas Ave., Urbandale
PROJECT VALUE: More than $10 million
DEVELOPERS: TWG, a real estate development company that specializes in commercial, market rate, affordable and senior housing developments, and Dream Catcher, a nonprofit Des Moines-area organization formed in 1996 to build housing for low-income people and those with disabilities.
BACKGROUND and UPDATE: Construction is expected to begin this spring on the Lillis Lofts, an affordable housing project planned immediately south of the Merle Hay Mall.
The Urbandale City Council in April approved the site plan for the project, that includes 43 two- and three-bedroom apartments. The three-story elongated building will be constructed on 4.8 acres.
Building materials will be a combination of brick, vertical metal corrugated panels, and fiber cement, according to city documents.
Monthly rental fees in 10% of the apartments will be set at market rates; the remainder of rents will be based on renters’ income.
The project is the first affordable housing development constructed in Urbandale in more than 20 years.
